Project Manager l

Presbyterian Homes & Services is seeking an Interior Renovations Project Manager I to join their team at the Home Office in Roseville, MN.

 

The Interior Renovations Project Manager I independently manages multiple renovation projects of moderate scope and complexity from planning through closeout. Serving as the owner’s representative, this role coordinates internal and external stakeholders, manages project scope, budget, schedule, quality, and routine risks, and ensures projects are delivered in alignment with organizational objectives and established departmental standards.

 

The Project Manager l escalates significant issues to the Director of Renovations and contributes to the continuous improvement of PHS project management processes, standards, and documentation.

The Project Manager I reports to the Director of Renovations and works collaboratively with Interior Renovation Team staff, Site Leaders, general contractors, other vendors, and PHS functional leaders as required per the project’s scope of work. This position does not have formal responsibility for mentoring, supervising, or directing other project management staff.

Key Responsibilities included but are not limited to:

• Independently manage multiple concurrent renovation projects of moderate scope and complexity from planning through closeout, typically involving defined scopes, established project delivery methods, and limited operational complexity.
• Serve as the owner’s representative, coordinating architects, engineers, contractors, vendors, and internal stakeholders to support successful project delivery.
• Assist in the development and refinement of project scope and independently manage approved project scope, budgets, schedules, and project controls to ensure projects are delivered on time and within approved financial parameters.
• Make day-to-day project decisions related to project execution, coordination, scheduling, procurement activities, and issue resolution within approved project scope, budget, and schedule parameters.
• Recommend significant scope changes, budget modifications, schedule extensions, operational impacts, or project risk mitigation strategies for leadership review and approval.
• Lead project meetings and provide clear, timely, and consistent communication to stakeholders and leadership regarding project status, risks, and performance.
• Oversee procurement processes, including scope development, bidding, contractor selection, contract administration, and execution in accordance with established departmental procedures.
• Monitor construction progress, identify project risks, and implement corrective actions to address routine project challenges; escalate significant budget variances, schedule impacts, operational risks, or stakeholder issues to the Director of Renovations.
• Review pay applications, change orders, and financial reports and recommend approval to the Director of Renovations or designated organizational leadership.
• Conduct regular site visits to monitor quality, project conditions, contractor compliance with applicable safety requirements and contract documents, and alignment with project objectives.
• Manage project documentation and closeout, including contracts, RFIs, submittals, meeting minutes, correspondence, punch-list completion, warranties, required training, and transition of completed spaces and systems to operations.
• Coordinate work in occupied senior living and healthcare environments to minimize disruption and support resident well-being, staff operations, and continuity of services.
• Coordinate project participants and stakeholders to support successful project outcomes.
• Contribute to the continuous improvement of department standards, templates, processes, and documentation, and support the integration of Christian culture and heritage through communication and education systems.

• Four to seven years of experience in construction project management or owner’s representation.
• Preferred Bachelor’s degree in Construction Management, Architecture, Engineering, Business or related field, or equivalent experience.
• Demonstrated experience managing renovation or construction projects with increasing responsibility.
• Strong knowledge of construction processes, contracts, and project lifecycle.
• Proficiency in project budgeting, cost control, and schedule management.
• Ability to read and interpret construction drawings, specifications, and contract documents.
• Experience independently managing project scope, schedule, and budget.
• Strong communication, organization, and problem-solving skills.
• Proficiency in Microsoft 365 and project management / construction software (e.g., Procore, Bluebeam, MS Project).
• Metro and out-of-state travel required. Preferred: experience in occupied renovation environments (e.g., senior housing, healthcare) and/or industry certifications (PMP, CCM, or similar).

The estimated starting pay range for this role is $91,784 to $101,982 yearly. This good faith estimate is based upon PHS’s typical starting pay range for this role. Actual pay range depends upon many factors including each individual employee’s qualifications and market conditions and is subject to change.

Full-time benefits-eligible employment begins at a minimum of 30 hours per week:
