Overview

Senior Housing Partners (the project development company of Presbyterian Homes & Services) is seeking a Director of Business Development to join their team.

 

This position is an anticipated twenty-four-month assignment that may be extended or end early based on business/project needs or performance outcomes. Once your assignment ends, PHS does not guarantee placement in a similar or equal position. If performance is in good standing, PHS will partner with you to find a permanent placement based on your experience, interest, and qualifications.

 

This position reports to the Vice President of Real Estate and has no direct reports

Responsibilities

The Director of Business Development will be responsible for identifying, pursuing, and securing new growth opportunities for Presbyterian Homes & Services (PHS) through acquisitions, mergers, affiliations, and land development. This individual contributor role will focus on proactively sourcing, vetting, and underwriting off-market opportunities, building relationships with sellers, brokers, and partners, and advancing strategic expansion initiatives in alignment with the mission and long-term strategy of PHS.

 

This position will emphasize geographic focus in Des Moines, Milwaukee, Nashville, and Dallas-Fort Worth, while maintaining the ability to source opportunities nationwide. Unlike traditional sales or marketing roles, this position is not focused on occupancy or day-to-day marketing, but rather on business expansion through ownership and control of new communities and service lines. This position is intended to be a strong individual contributor, seeking and sourcing opportunities that will grow PHS’s pipeline of growth opportunities.

 

The role works in collaboration with operational leaders, foundation staff, and external partners to carry out established initiatives and ensure alignment with organizational goals.

Qualifications

  • Bachelor’s degree in business, finance, real estate, or a related field (MBA preferred).
  • 10+ years of experience in business development, acquisitions, real estate, M&A, or related roles.
  • Proven track record of sourcing and executing acquisition or development opportunities, ideally in senior living, healthcare, or real estate sectors.
  • Strong negotiation, relationship-building, and deal execution skills.
  • Ability to independently generate and pursue opportunities with limited oversight.
  • Excellent analytical skills, including financial and market analysis.
  • High integrity, mission alignment, and the ability to represent PHS’s values with external stakeholders.
  • Willingness to travel regularly, particularly to target markets.

Pay Range

The estimated starting pay range for this role is $200,000- $250,000 per year. This good faith estimate is based upon PHS’s typical starting pay range for this role. Actual pay range depends on many factors including each individual employee’s qualifications and market conditions and is subject to change.
