Overview

The purpose of this position is to “create smiles in the eyes of the people we serve” by fulfilling Presbyterian Homes & Services' (PHS) mission and operating philosophies.

 

Presbyterian Homes & Services - Senior Housing Partners is seeking a full time, temporary, Housing Advisor for a new senior apartment building at Mill Pond, located in Ankeny, Iowa. This sales and marketing position will remain in place until the target occupancy goal is met. The opportunity for additional assignments following the completion of this project may be a future possibility. In this role, you will serve as a sales advisor, marketing specialist and leader in meeting established occupancy goals.

 

The Housing Advisor represents Senior Housing Partners (SHP) and Presbyterian Homes & Services (PHS) and its operating entities to the community at large in relation to the marketing and sales goals of the organization. This position executes the startup marketing and sales functions for new projects developed by Senior Housing Partners and transitions ongoing maintenance of sales and marketing strategies to site operations per established site plans.

 

Reporting Structure: The Housing Advisor reports to the Senior Housing Partners Regional Sales & Marketing Manager. The Housing Advisor works collaboratively with Senior Housing Partners staff, Site Leaders, and functional directors of assigned areas of accountability.

Responsibilities

The Housing Advisor is responsible for representing Senior Housing Partners and Presbyterian Homes & Services and it’s operating entities to the community at large in relation to the sales and marketing goals of the organization.

 

Responsibilities include, but are not limited to:

  • Successfully target the necessary audiences and implement plans to reach those audiences in relation to the sales and marketing goals set for the project.  Coordinate the execution of sales and marketing strategies for the project under the direction of the SHP Regional Sales & Marketing Manager. 
  • Achieve high customer satisfaction and positive customer experience.  Provide information about service availability, pricing, financial assistance, and related information to all inquiries by acting as the primary on-site marketing & sales representative for SHP.  Maintain accurate records through the designated customer relations management (CRM) system in a timely manner.
  • Document in the CRM following SHP/ PHS Best Practices. Monitor and utilize data sources, i.e., CRM to improve sales efforts such as KRA dashboards, Census Analytics, and conversion ratios.
  • Follow the PHS Sales Philosophy and Toolkit; embrace the Prospect-Centered Sales model, utilize the values of empathy, trust and curiosity while supporting the prospect throughout the sales journey and decision-making process.
  • Respond to all inquiries (phone calls, web, emails, in-person, other); while providing focused personalized service and information to assist the customer.
  • Schedule and conduct meaningful tours based on the discovery of interests and identified needs.
  • Achieve or exceed sales and marketing and site startup goals and benchmarks.  Streamline the sales process and meet or exceed sales goals by being knowledgeable of and comfortable with the established SHP sales process.
  • Collaborate with involved parties to establish and coordinate move-in schedule and welcome days information to ensure a successful move-in experience for new residents.
  • Assist to plan, implement, and execute marketing events and presentations.
  • Engage in SHP/ PHS sales and marketing function programs including but not limited to functional workgroup, ongoing training, and other opportunities to align and support organizational initiatives.

Qualifications

  • College degree in social work, gerontology, marketing, human services or related field, or equivalent experience.
  • Experience in senior housing, service, or health care related environment.
  • Sales experience preferred. Must understand the basic principles of sales and marketing.
  • The ability to prioritize and manage multiple tasks with attention to detail.
  • Excellent written, interpersonal communication, public speaking, and organizational skills.
  • Demonstrated ability to read, write, speak, and understand the English language to communicate with all customers.
  • Must be able to work independently and with minimal supervision.
  • Demonstrated computer proficiency including Microsoft Office and other common computer programs. Utilize customer relation management (CRM) software efficiently and effectively.
  • Must be able to learn and utilize technology and digital technology.
  • Must be a team player, willing to take directions and accept responsibility for meeting specified objectives.
  • Must have flexibility with periodic weekend or later hours, personal integrity, and ability to work effectively with prospects, residents, coworkers, family members, visitors, and the public.
  • Demonstrated compatibility with PHS’ and SHP’s mission and operating philosophies.

Pay Range

The estimated starting pay range for this role is $28.88 - $36.09 per hour. This good faith estimate is based upon PHS’s typical starting pay range for this role. Actual pay range depends on many factors including each individual employee’s qualifications and market conditions and is subject to change.
